What the numbers say

The figures on this page come from a small, hand-built sample. Each one describes projects and areas that Thailand Condo Shop has researched and written up, and none of them is a measure of the whole Thai property market. A market-wide picture needs registered transfer records from the Land Department or the quarterly data published by the Real Estate Information Center. What this page offers is narrower and easier to check: every figure traces back to a named project or area page, and each of those pages lists its own dated sources.

Entry prices in our reviews run above the cheapest stock in Pattaya, and the reason is selection. We chose projects that are widely marketed to foreign buyers, and those lean toward branded beachfront towers. Older low-rise buildings in South Pattaya and the inner sois sell for less. The median entry price should be read alongside the area guides, which cover a wider slice of each neighbourhood.

A single tower can span a very wide price range. The project with the widest price spread sells compact units and large penthouses under one name, so the "from" price in an advertisement says little about the unit a buyer ends up with. The per-square-metre range is a fairer comparison because it removes unit size, although floor height and view still move the figure a long way inside each building.

In our sample, foreign quota status lines up with building age. The Condominium Act caps the share of a building's saleable floor area that foreigners may hold freehold. Once that share fills, it reopens only when a foreign owner sells to a Thai buyer. The quota and completion-year comparison fits that mechanism: in our sample, the towers reporting limited quota are the older beachfront buildings, which have had years of resales to foreign owners, while newer towers and those still under construction had foreign allocation left when we reviewed them. The quota count is a snapshot at review time. Quota changes with every sale, so confirm it in writing with the building's juristic person before paying a deposit.

The Korat house estates are a separate market and should be compared with care. The entry-price comparison shows a detached house in Nakhon Ratchasima costing less to enter than a Pattaya condominium, but a foreign buyer cannot hold the land under it freehold. The Land Code bars foreign land ownership, so the usual routes are a registered lease, or the Thai spouse buying in their own name with the foreign spouse signing a declaration that the funds are the Thai spouse's. The house estate price range is most useful to Thai buyers and to foreigners with a Thai partner.

In our Pattaya area guides, the cheapest area has a higher yield floor than the most expensive one. The yield and price comparison shows the least expensive area per square metre with a higher published yield floor than the most expensive one. These are gross figures before common-area fees, vacancy and management costs, and the rental yield guide shows how to work down to a net number.

Developer age is a proxy for track record, and track record is checkable. The founding-year figures matter because a buyer paying a deposit on an off-plan unit can verify very little else in advance. An older developer has finished buildings you can visit and a resale history you can check.

Treat every figure here as a starting point. Asking prices on listing portals usually run ahead of registered transfer prices, and quota status moves as units sell. When our underlying pages are revised, the numbers on this page change with them, and the revision date at the top of the page moves only when that data changes.

Methodology

Every figure is computed when the site is built, directly from the structured fields on our project reviews, area guides and developer profiles. Those fields are cited on each page to named, dated sources such as developer sites, listing portals and published market reports. Prices are listed or asking ranges rather than registered transfer prices. Where a page does not publish a value, we leave it out of the calculation and say so next to the statistic. We never estimate a missing value. The revision date on each statistic is the latest publication or update date of the pages it uses.
