Background and credentials

Niran holds an MSc in Real Estate from Chulalongkorn University and a BA in Economics from Thammasat University. Before joining Thailand Condo Shop’s editorial desk, she worked at the Real Estate Information Center (REIC), where she contributed to the Thailand Property Survey cycles from 2018 to 2022. Her work at REIC focused on the foreign-buyer segment of the Thai condominium market, with particular emphasis on the Eastern Seaboard corridor and the developing Eastern Economic Corridor (EEC) impact on Chonburi province property fundamentals. Niran has been a data commentator for CBRE Thailand’s annual Real Estate Forum and has contributed analysis segments to Cushman & Wakefield’s Thailand Market Beat quarterly series.

Her current research priorities are three specific areas:

• Pattaya and Eastern Seaboard foreign-buyer analysis — quarterly tracking of foreign condominium transfer volumes, price premiums on foreign-quota units versus Thai-quota units, and the intersection of Russian, Chinese, and Western European buyer demand in the Chonburi sub-markets.
• Practical interpretation of the Condominium Act — translating statute and Land Department practice into buyer-workable guidance on quota verification, chanote searches, and juristic person reporting quality.
• EEC property impact — the cascade of infrastructure investment (U-Tapao airport expansion, the high-speed rail linking Don Mueang, Suvarnabhumi, and U-Tapao, the industrial-estate build-out) and its observable effect on residential condominium pricing from Sri Racha through Pattaya to Rayong.

Niran has presented market-data sessions at the CBRE Thailand Real Estate Forum and contributed commentary to trade publications including Property Report Asia and the Bangkok Post real-estate desk.
